The 2015 Housing Leadership Summit came to a close yesterday in a flurry of statistics, roundtables, events, speakers, discussions, panels, and even a shark tank. Turnberry Isle, Miami served a gorgeous backdrop to three days of engaging sessions with the top builders in the country. Optimism for the industry is appropriately high for the coming year, and that energy could be felt in every session.

That optimism stems from the industry statistics shared by Metrostudy: a 50% increase in starts, and a 30% increase in prices since last year. The ingredients for a successful housing market are present: Americans are employed, getting married, and having babies. Entry-level homes from builders such as LGI Homes and D.R. Horton are filling a real need in today’s marketplace.

The feel-good moment of the week was the presentation of the 2015 Hearthstone BUILDER Humanitarian Award for the 16th consecutive year. The award honors builders who have demonstrated a lifelong commitment to making their communities a better place to work and live. This year’s award was presented to Dan Ryan, CEO and President of Dan Ryan Builders. Among the numerous and various ways Ryan gives back, he recently travelled with friends to the Dominican Republic to build bleachers for the soccer field at an orphanage – working with the children to teach them building skills. When asked about his need to give back, he recalled his father:

“My giving philosophy is an extension of my dad’s philosophy, which is: ‘Give back to those who are in need.’ It’s extremely important for me to give back.”

As a sneak peek, below are some statistics on the much-discussed millennials market segment. The research below, from Metrostudy and The Demand Institute, should shed some light on how to approach this segment in your market.

2015 Millennial Statistics (now the largest buyer segment!)

  • 37% live in multigenerational households (parents move in with them)
  • Believe housing is an excellent investment – only 16% believe they will not own a home
  • 69% would consider a lease to own approach – financial limitation is the main reason they aren’t buying
  • 71% want a home they can personalize
  • 35% are likely to rent at least a portion of their home
  • Parks, grocery stores, family friends, employment, schools need to be in close proximity (but a short drive is OK)
  • Quality construction, low maintenance, and storage are important features
  • Motivated by outdoor space, building equity, and living spaces
  • Four basic needs: money, health, time, and technology
  • The American Dream is still alive – owning a home is still a goal and an accomplishment

BILD Race for Humanity 2013 - Toronto Star, In2ition Realty, Habitat for Humanity, BILD GTA

On July 18, 2013, a record 27 teams of builders, developers, renovators, and service professionals took to the streets of Toronto, facing off against each other in the fourth annual Race for Humanity!

Constellation fielded two teams: in the green corner, the “Data Devourers” analyzed clues like no other team could; and in the blue corner, the “Warranty Warriors” followed their directions meticulously so there would be no mistakes.

Presented by In2ition Realty and the Toronto Star, this Amazing Race-style scavenger hunt saw our teams criss-crossing the downtown core in search of their next challenge. All proceeds support Habitat for Humanity Toronto on behalf of the Building Industry and Land Development Association’s (BILD) 1,400 members.

Teams danced the “Gangnam Style” and got in touch with their inner-Rice-Krispy-builder by creating miniature developments out of sweets. A speed-hammering contest, five-legged race, tug-of-war, and agame of “Guess Who” featuring the BILD Board of Directors added to the team building and tested their industry knowledge. Empire Communities Wins the 2013 Race for Humanity presented by BILD and Habitat for Humanity and the Toronto Star

The race ended at BILD’s annual Charity BBQ, where Empire Communities was crowned champions for the second year in a row! They had better watch out for Constellation teams in 2014! A big, humble congratulations to Empire Communities: “Empire Strikes Back” indeed.

Since 2003, BILD has raised more than $535,000 for Habitat for Humanity.

Last week, we were thrilled to attend the dedication ceremony for the 96 Ritchie Ave. Habitat for Humanity build. Our very own marketing specialist Lauren Hughes hammered in the joists holding up the first floor – in the rain!

Although overshadowed slightly by World Habitat Day also on October 1st, the eyes and the hearts of volunteer builders focused on Ritchie Ave. for a remarkable moment. The Sinato family, with mom Lorena and son Bryan were absolutely thrilled to accept the keys to their new Habitat home. The new home will open many doors, none more important to the Sinatos than the accessibility features that will allow Bryan, who is legally blind and lives with cerebral palsy, to thrive. Lorena gave a heartwarming speech to let the crowd – filled with sponsors and volunteers – know how much the home would mean to Bryan. Bryan, on the other hand, could not stop dancing.

We are very pleased to be a part of an industry that is so committed to giving back to the community. Thanks go of course to @HabitatToronto and to @BILDGTA for making our (seemingly insignificant) build day possible. Further thanks to those who shared in our rainy day experience, @EurodaleDevelopments, @MadhouseAD, @RenoMark and of course all of the amazing full-time Habitat workers and volunteers.
